Over the years we have developed a unique established practice of project optimization. By utilizing process feedbacks we are able to optimize the return on investment (IRR), cut down construction cost and achieve large savings in cost, shorten the development time and reduce overall risk and stress of project development. We represent a one-stop-shop for all your property investments work. We offer, but are not limited to: Architectural Design Urban Design Marketing Design Financial Planning Project Planning Project Management The process of architectural design The process of designing a building, space or structure typically consists of the design phase. It is important to understand and remember this phase, and constantly keep in mind exactly what you are trying to achieve. And it takes a lot of time. It is important to remember that while information and decisions taken in one of these phases / stages forms the basis of the later stages, the design is rarely a linear process. Instead, it usually moves back and forth between stages, allowing ideas to detailed design influence and change the whole direction of pre -established design. Furthermore, in practice, the stages are often blended with one another.

Programming Phase

Programming is the activity of determining the “program or project task” or a collection of tasks that need to be fulfilled.

Schematic and/or Conceptual design phase

After determining the program for the project, the focus in the architectural design process is changing from what are the problems of how to solve these problems. During the schematic design, the focus is on the “scheme ", or an overall
higher level of design. Here, one should not ignore the smaller details and instead focus on creating a coherent solution that includes project as a whole.

The Main Stage of the Project

At the stage of the design process of the main project, the scheme is refined into the final project. In earlier stages, the focus was on the project as a whole. During designing the main project, it becomes important to pay special attention to every aspect, every space and every detail of the project.

Construction designs phase

At this stage (Construction Designs) of the process of architectural design, the focus shifts from design to project documentation and provide all information necessary for construction. Fees The fee for the design based on the percentage of accepted bids for construction and can range from 2 % to 10 % of the project, again depending on the complexity of the project, t he difficulties of the site, and services. We like to pride ourselves that we run an “IPhone” operation, referring to sophistication and simplicity of interface for the client, which we coined as Quality Business Engineering - QUBE. Time and again our methods have proven successful on many projects. Fees Our practise is to charge a client on perpetual basis, you-pay-as-we- produce the work for you. For example should you decide to move forward the first step would be the feasibility study which would cost in the ball park of US$ 5,000. Generally there is a down payment, usually 30% of the final fee. As a rule of the thumb we charge US$ 20 per hour per man. For each job a time schedule is produced which gives a general view of the workload and the work schedule for project planning.
